30A is located on the Emerald Coast of FL and tucked between Inlet Beach and Miramar Beach, FL. The Florida gulf front area has height restrictions that prevent new high rise condo developments and this creates a laid back feel with low density condos, town houses, and homes. This is one of the few areas in the world with Coastal Dune Lakes. These lakes will open up to the Gulf of Mexico at times and they really are a wonder of nature. The Florida Panhandle area offers many options from luxury gulf front homes, condos, and lots, to more affordable interior properties with excellent walkability to the beaches, restaurants, and shopping.

St. Joe Paper Company is a major land developer on 30A as well as other Florida areas. They developed many popular communities like WaterColor, WaterSound, WaterSound West Beach, WaterSound Origins and The Retreat in Blue Mountain Beach.
Ancient artifacts suggest that the 30A area was originally settled by the Native Americans. Around 1911, Grayton Beach was one of the first areas on 30A to experience new growth and increased development. The area was named after army major, Charles T. Gray. Charles built a home in Grayton Beach in 1885. Later, the area was given the catch phrase; "Grayton Beach, Nice Dogs - Strange People". The Seagrove Market and Deli was one of the first major businesses on 30A and it was founded in 1949. The Seagrove Market is still open and located in its new and nearby location at 395 and 30A in Seagrove Beach.
Moving forward, The next new major development on 30A happened in 1979 when the 30A pioneer, Robert Davis, founded the very popular community of Seaside, Florida. The first real estate sales in Seaside happened around 1982. The 80 acre development offers a nice mix of beach homes, commercial real estate, and a few condos. It really is the heartbeat of 30A with excellent shopping and dinning options like Bud and Alleys, The Great Southern Cafe, the Modica Market, as well as a vast array of charming food trucks.
Years later, other large developments began to break ground on 30A like Rosemary Beach, Seacrest, WaterColor, WaterSound, Gulf Place, and Alys Beach. In recent years, the 30A area has seen major growth due to a mass influx of people moving from larger metropolitan areas to own a slice of paradise. The recent growth is unsurpassed and is fueled by many factors including; the white sandy beaches, no state income tax, and the increase in direct flights that enable many to do business from their new home base at the beach.
