30A is a popular community located on the Emerald Coast of Florida. Our search results will show you waterfront lots, beachfront lots, gulf front, gulf view lots and interior lots for sale. When searching for lots on 30A be sure to ask your agent about flood zones, easements, insurance availability, and any wetlands that may affect the 30A homesite. When purchasing a 30A lot, your best form of due diligence is a survey. Never close on a homesite without viewing a new or existing survey.
Vacant land on Hwy 30A is in high demand. Most areas on Hwy 30A are in the preferred Flood Zone X and no flood insurance is required by a lender, but many projects closer to the gulf or on the beach may require flood insurance. We do advise all property owners to purchase a flood policy, even if it is not required by your lender or you are purchasing with cash.
There are many popular areas on Hwy 30A like Rosemary Beach, Seacrest, Alys Beach, Camp Creek, WaterSound, Seagrove Beach, WaterColor, Seaside, Grayton Beach, Blue Mountain Beach, Santa Rosa Beach, Gulf Place and Dune Allen. Any property that is South of Hwy 98 and located near 30A should be an easy walk or bike ride to a nearby beach access.

30A does have height restrictions and this is why you only see 2 high rise condos in the area. One Seagrove and Beachcrest were both developed prior to the height restrictions. When building on 30A we suggest that you utilize materials that will withstand hurricanes and tropical storms like impact glass windows, fiberglass doors, metal or tile roofs, and aluminum railings. The salt air can be very hard on homes and it is important to build with products that can handle the beach and its weather.
When purchasing a lot on Hwy 30A it is important that you obtain a survey and an elevation certificate to make sure the lot is buildable, determine the flood zone, and confirm there are no easements that could impact construction. Also, when purchasing 30A Gulf Front Lots or 30A Coastal Dune Lake Lots be sure to understand all of the restrictions associated with these 30A Water Front properties.
Hwy 30A offers many different home site options. The most desired 30A lots offer amazing Gulf Front or Coastal Dune Lake views. Lots in the popular neighborhoods like Alys Beach, Rosemary Beach, WaterSound, Seaside, Grayton Beach, and Watercolor also sell at a premium due to their high level of ammenities.
There really is not a bad location on Hwy 30A. If you are South of Hwy 98 near 30A you will find the beaches and shopping to be easily accessible by foot or bike.
